Mortgage Discharge and Penalty: In some cases you may be charged a penalty if you pay out your mortgage early. Talk to your Mortgage Specialist to find out if/how much that may be.  

Legal Fees and Disbursements: This can vary depending on the services provided by your Lawyer but you can budget $1000.00 for a basic Real Estate Transaction. It's a good idea to get a quote from your Lawyer so you know how much it will be.

Property Taxes: Depending on how you have been paying your property taxes, you may see a reimbursement from the buyer or need to pay out money on possession day.

Real Estate Commission Fees: Typically around 5% of the Sale Price which is divided between the Listing Brokerage, Listing Agent, Selling Brokerage, and Selling Agent.

Moving Costs: If you are planning on hiring movers it's a good idea to get a quote ahead of time.
