The Home Selling Process

Discovery

You may have already decided to sell, or it may depend on how all the numbers add up. Whichever the case, you will need a Current Market Evaluation so you know how to proceed. Head over to my CMA section Here and fill out the Form I have provided. This will give me enough information to start your Evaluation. There is no Fee or Obligation for this Service.

Once I have completed my research and have a Price Range, I will get in touch with you to arrange a time to meet at your Home. You can show me through your Home and if any adjustments need to be made to your CMA, I will make them at this time.

If you choose to hire me to Represent you, I will draft the necessary paperwork for your signature(s) and go through each of them with you, so you know what you are signing.  

Prepare for Market

Now it's time to Purge, Pack, Repair, and Clean (if you haven't done this already)! I have a guide Here to help you through this part of the process, as well as a very thorough Blog Post that you can read Here. Know that every effort you put in at this stage will pay off.

Once your Home is all clean and shiny we're ready for a Photo Shoot!

I use a Digital Camera with cutting edge technology that captures a 3D representation of your home. The end result is a collection of photos captured in the best light, and an immersive experience where the Buyer is able to "walk through" your Home from wherever they are.

Just a few more details to take care of and your Home will officially be up for Sale. I will write the Description, Upload it to the M.L.S., Install the Lock Box (if I haven't already done so), and Place the Lawn Sign.

Showing Your Home

Open House Events are an excellent way to draw Buyers to your Home. They are able to have a look through your Home without the formality of a Private Showing. If schedules allow, I prefer to Host an Open House within the first few weeks of your Home being Listed.

Private Showings are essential to the process. The more requests for Showings the better, so it is good to be prepared. The Buyer's Agent will call me to make arrangements with you, which are generally within a day or two. However, there are times they will request the same day so if you are prepared, you may be able to accommodate their short notice request.

I will be monitoring the activity on your Home at all times and report back to you any feedback that I receive. The feedback I receive from the Buyer's Agent is valuable information that we can use to make adjustments, if needed. 

Negotiations

Once an Offer on your Home comes in, we are in Negotiations. This is when you'll want to be by your phone, so to speak. Negotiations can be stressful especially if you've no idea what to expect, like a "low ball" offer that seems like a personal attack. Most offers will have Conditions that need to be met, and all offers should be seriously considered and negotiated accordingly. You'll have three options: Accept, Counter, or Reject.

Negotiations

Accepting a Conditional Offer requires certain tasks to be carried out over a set period of time. 

Countering a Conditional Offer tells the Buyer what you won't accept and what you will accept. They can then Accept, Reject, or Write a New Offer.

Rejecting an Offer is pretty self-explanatory. The Buyer could still choose to Write a New Offer but they will likely look elsewhere.

Negotiations

Once both sides have come to an agreement, you'll have an Accepted Conditional (if there are Conditions) Offer. For the next few weeks you'll be preparing for Home Inspection, completing any tasks you agreed to do, and waiting for updates. If all goes well, then whoever placed the Conditions will need to Remove the Conditions before the set time has expired. Once that is done, you have a Firm Sale.

Closing Day

The period of time between Conditions Removal and Closing Day is very busy! You have to see your Accountant, Lawyer, Banker, and your Home Insurance adviser. You'll need to arrange for mover's, change your address, pack up your things, and clean. Find a complete Change of Address list Here.

Closing Day

When you are finished packing and cleaning and just before Possession Day, we will go through your Home together. This will ensure you have a second set of eyes on the Condition of your Home at the time of Possession.

Once all the dust settles just a bit, I will check in to see how you are doing and welcome any feedback you may have on the Services I provided.
